The San Tan Commons Project is located on the southeast corner of Hunt Highway and Valley View Road in the Johnson Ranch area of Pinal County. The proposed site plan is a mixed-use development consisting of retail and office components.

The project is composed of approximately 40,300 square feet of inline shop space geared toward typical neighborhood center users (i.e. restaurants, nail salons, dentist, etc.). The southern portion of the project is approximately 72,000 square feet of professional condominiums. Additionally, there are two out-pads at the intersection that most likely will be sold off as finished pads.

One of the factors differentiating the San Tan Commons Project from all other projects in the Valley, is that c.i. Development Group mad the commitment to build San Tan Commons as a certified LEED-Platinum project, and the company is in the process of attaining Platinum pre-certification at this time. Platinum is the highest LEED certification designation. Highlights of the project include:

  • Solar energy generated by solar panels used as shaded parking structures
  • Use of passive solar features throughout the project (integrating a combination of building features to reduce or even eliminate the need for mechanical cooling and heating and daytime artificial lighting)
  • Advanced daylight systems throughout the project, such as tubular skylights
  • Use of high-efficiency native landscaping, such as foliage which provides an optimum amount of shade and plants that required low or zero water usage
  • Substantial reduction in energy use throughout the project (energy simulation in process)
  • Preferred parking for low and ultra-low emitting vehicles
  • Green-e certified renewable energy credits (REC's) equivalent to 35 percent of the power of the center for a four year period (Green-e is the nation's leading independent renewable energy certification and verification program)
  • "Dark Skies" signage and lighting (light fixtures designed to cut glare, reduce excessive or obtrusive light and eliminate wasted energy dollars)
  • Mixed-use development consisting of retail and office components
